We use for mildew treatment. It will clean and sanitize anything. We used Microban for years until it wan't available. this has been a good replacement.

I use this product for mild to moderate pet accident smells and other funky scents in the carpet. If you’re a homeowner I would suggest you use a chemical sprayer ($10-$15) and mix it with hot water and do a light spray on the carpets or areas that have odors. You don’t need a lot to get rid of smells yourself. In conjunction with steam cleaning this usually gets mild to moderate odors out. Chemspec Kill odor plus or odorX are more suitable for really strong odors. Hope this helps.

Mild scent, one gal of concentrate goes a long way, and It works. We used this initially for mold prevention where a roof leak had soaked the framing & soffit (we let it all dry thoroughly before closing up that area). With most of my diluted supply left over, I experimentally treated the lower part of our algae-covered chimney. Using a low-pressure garden sprayer, I couldn't cover much higher than the vent visible on the left side, but that lower area was discolored worse than the upper. No scrubbing involved here, just a thorough wetting. The attached pic shows the improvement a couple weeks after application.

Be very, very careful. This product is an industrial strength surfactant, not a household product as the label says. Someone in our household spilled the undiluted product on their hand and suffered skin burns. Unless you want to call a poison control center, keep it out of the kitchen, away from children and anyone who cannot read the small print on the label, and make sure anyone who may handle the bottle is fully aware of the dangers and is gloved up with a face mask or goggles. Other than that, I guess it cleans well.
