Comfortable lightweight fabric, but no provision for a real belt.
As other reviewers have stated, the pants are made of a light-weight, stretchy, water-repellent fabric. This makes them comfortable for movement, and quick to dry. However, the fabric is also a bit noisy -- there is a swish-swish sound when walking. After one washing, they still look pretty good. It remains to be seen how they hold up to abrasion.The size 36 pair we received, after washing, measured about 35 1/2 inches at the waist, and about 31 inches at the inseam. These measurements are approximate, taken with only very slight tension, since the fabric is so stretchy. I could have stretched the waist to a full 36 inches, or the inseam to 32 easily.As other reviewers have also stated, the "belt" leaves much to be desired. My impression is that this goes with the use of "tactical" in the name, meaning they are meant to be worn under a separate utility/gun belt, from which you hang your various heavy gear. In that context, the thin twill tape "belt" and buckle built into the pants is big plus as compared to wearing the utility/gun belt over another heavy belt.That being said, if you are *not* planning to wear a utility/gun belt over them, that thin twill tape "belt" is a minus. The buckle hooks over a loop in the other end of the tape (see photos). When one is wearing the pants and trying to take them off, the buckle catches on the tape and is tricky to unhook (a plus if you want it stay hooked, but a minus if you are in a hurry to get the pants off). One adjusts the waist by pulling on the free end of the tape. However, the friction of the buckle is barely enough to hold, and one needs to pull on the tape from time to time to re-tighten it in use. The free end of the tap is hard to feed through the channel in the pants (as compared to a leather belt) because it is so floppy, but if you don't tuck it in, it looks sloppy. (see first photo)The belt/tape goes all the way around and is exposed at only the front and the back (see photos). I was able to slide through a conventional 1 1/4" leather belt (over the tape) with no problem. So, I am considering cutting off the tape belt, and using a conventional belt. The only thing holding me back is that this is irreversible. The problem is the three bar-tacks that hold the belt in place (see second photo). The stitching is so dense there that it can't be removed without leaving a hole in the fabric. Indeed, I can't see why those three densely stitched bar-tacks are there, as punching so many needle hole through a thin fabric creates a weak spot.

Initially concerned about quality and durability - but they handled it with ease! Very good product!
You have to order at least 1 size larger. I think I ended up with two size larger - and that fit nicely. They felt great - flexible and breathable - as I really put them through the ringer - and they held up perfectly! I was concerned they wouldn’t last with the abuse I give them but I was pleasantly surprised and these have become my go to gear!

Poor stitching, returning.
Received these today. They had a 1/2" hole in the inseam stitching as in the pictures. Aside from that: stretchy, comfortable, but they make swish sounds when walking. Forced to return. Wish Amazon had an exchange option instead of a refund, as I would have to pay more now to replace them. I liked the feel and style. Wish they would have had a little better quality control.

Not for tall skinny guys.
I'm 6'3, 180lbs. Resting on my hips, these (size large) pants don't reach the top of my boots. I'm hesitant to get an XL because they are already very baggy. I look like a 1930s Alcatraz inmate. I'll have to return them. I'm leaving four stars because the quality seems pretty good for the price.

I like the material
Good material and stretchy. However, the belt apparatus is terrible. If they just put belt loops on these pants they would be 5 stars. Forget about carrying OWB or IWB, there is no support for that with their belts system. Tactical? maybe for fishing...

Spandex limits breathability.
Don’t like the spandex product. As a professional landscaper I have several styles of lightweight, wicking, breathable, clothing and the spandex is just not breathable compared to other brands. They are lightweight and the comfort is good til you get out there in the heat they just don’t breathe.
