Yes the track is 72 inches long. My opening was 71.75 as well, ground it to the correct length on a bench grinder. Worked fine

Q: I bought the Bi fold door installation kit and the the track is only 23 inches when it says 36inches

You got the wrong size or it was shipped wrong.

Q: Do you have 30 inches version ? I couldn't find one!

It can be made to work by taking the 36" track and cutting it down with a hacksaw.
