I have a small 780 sqft apt and have well over 42+ devices and my issue was my smart devices as 99% connected to 2.4ghz i tried 2x more expansive single router but it just. was never smooth. mesh is the way to go and specially if you are building a hubless home iot. and best part once i move to a bigger house down the road i simply need to add 2 more or max 3 more and entire villa house should be good including acess in back yard of any size. the other model xt8 costed x2 yes it has extra band but we all know nothing beats a good old eathernet cable. i have set it up with eathernet backhaul and this thing is just flying all over the place. i tried and return the following xiaomi x6000, asus tuf 5800, asus 82u all failed for one reason or the other. in uae we will live in thick block apartments and villas, so what ever range advertized you need to cut it by 3/4 ths and that is the real range.

I need to extend my Asus Wifi XT8 and it was nice and cheap solution than normal Repeater.Keep in mind I have only two ports and just double band.
