Review: Great nuts-and-bolts intro with a simple approach - I bought this book because I've been toying around with the idea of investing in real estate. Obviously, it's not a subject with which I have any experience. (My investment portfolio is primarily comprised of dividend-paying stocks.) For me, this book was pretty much perfect. The author presents a relatively conservative and no-hype approach to real estate investing in a matter-of-fact style - with no hard sells. I found the breadth of his coverage of the subject to be appropriate. I found his approach to be simple, but no easy. And that's fine. Because I now feel that I understand what it would take to be a successful real estate investor. Review: Very actionable - It is very practical and an easy read. It is surprisingly entertaining too. I worried it would be boring, but I enjoy reading it. It is more focused on gaining wealth based on the appreciation of the properties, whereas some people focus more on the monthly income of charging rent to tenants. But he does address that. This book made me all the more excited about real estate investing and made me feel like I could get going pretty quickly, as opposed to having to wait to accumulate a bunch of wealth first.

Very actionable
It is very practical and an easy read. It is surprisingly entertaining too. I worried it would be boring, but I enjoy reading it. It is more focused on gaining wealth based on the appreciation of the properties, whereas some people focus more on the monthly income of charging rent to tenants. But he does address that. This book made me all the more excited about real estate investing and made me feel like I could get going pretty quickly, as opposed to having to wait to accumulate a bunch of wealth first.

One of the best, but could be better
I'd buy this book again and will refer to it as reference. While I found it useful as a beginner I felt some parts were glossed over and not fleshed out enough. All in all one of the best books for beginners, but missed the mark in some spots. I'd still recommend to all beginners.

Great Book With With Focused Information!
As a person who've read many books on the subject many years ago, I must say that Mr. Schaub greatness with this book, is that besides the immense knowledge that he obviously has and conveying, he is able to focus and analyze the real estates market from the buyer's/investor's point of view, and therefore give the reader exact information and so much sought for details. All in all, after reading this book I think that a reader will be so much more knowledgeable and understand how the market works and the dynamic of the real estate market.

Good informative book, but...
I read it, but the author makes it look like real state is really easy. In real state you can make money no doubt but you will also have to invest in the house and your not going to use it. At least, I hate dealing with tenants. Also, there are better ways to make money without having hard assets, like dividends stocks/etf's. This kind of strategy will save you a lot of headaches.

Helped me prepare for my first investment property. It’s always my go to book for the basics. It is very well written and it’s like my bible for property investing and management. Every first time buyer NEEDS this book.

Well written by an investor with a proven track record
Filled with information for the real estate investor. Some of the book is a little dated, but the foundations of his methods are timeless. Some investors who write books don't write very well. John Schaub makes you feel as if he were sitting across the table from you giving you drinking a cup of coffee and passing on his hard learned lessons.

An excellent concise explanation of traditional investing in rental homes.
Explains how to buy local rental homes, the difference between fix-and-sell versus buy-and-hold, how to snowball your rental cash flow into buying more rental homes, selling your weaker performing houses to buy stronger performing houses, and more. Definitely not get-rich-quick. You can retire comfortably in 10 years with 10+ free-and-clear rental homes when you approach this business with a sensible plan of buying houses at 10% below fair market value with 10% down payment and 10%+ yield on your investment (the author's 10/10/10 plan), and wisely reinvesting cash flow, equity gains, and selling the loser houses to pay off the debt of the winners.
