Drawing on historical data, Akhil has mapped market cycles to provide the reader with a clear picture of how the price of land, the broader economy and investor emotions interlink.In layman’s terms he describes each stage of the cycle and how investors should react to the prevailing conditions.If you invest in property or the stock market, and would like some insight into how the market has performed in the past, and how it is likely to perform in the future, this is definitely worth a read!Well written, sometimes humorous, easy to understand.

Brilliant synopsis of the key but widely misunderstood knowledge of how the economy functions
I've been following the author since he starting writing a financial newsletter in the middle of the last decade and he's brilliantly condensed the key themes from that newsletter in this book. Not just the land cycle theme, but also the nature of money and credit creation, taken together they gave me a Eureka moment that corrected all the inconsistencies in the conventional narrative that dominates any analysis of financial markets.If you are a believer in free markets but question why we end up with such destructive booms and busts this will provide the answers and the potential solutions wrapped up in a brilliant read.I say this as a financial markets professional who isn't at all into conspiratorial theories, but sometimes you come across key knowledge (i.e. the law of economic rent) that the groupthink has so badly departed from, and this is one of those areas. It has been brilliantly dissected by Akhil in his studies over the years which he has now put into this volume. Just buy it.

A winning combination of research and readability
This book sets out to explain why there is a cycle of boom and bust and more importantly it helps you to predict when they happen and what you can do to get through them.In many ways I’m not the target audience for this book - I don’t have investments nor a property portfolio but am a general reader with a fascination about global economics and impact it has on our lives. I was grabbed by the opening chapters, not only does Patel explain the history of economic cycles but he illustrates them with brilliant storytelling. I was expecting the usual quotes and case studies, but he uses surprising examples, such as Big Issue sellers to explain the laws of economic rent. Throughout the stories are original and writing is engaging - I kept reading on, just one more chapter!I love the key lessons in the final chapter - ‘the more things change, the more they stay the same’. We are living in turbulent times and will continue to do so, understanding why cycles happen and what to look out for gives us some sense of understanding and perhaps control.

Highly recommended!
If you really want to know how the world works, you need to understand the 18-year real estate cycle. For this purpose, I can’t recommend enough you read Akhil Patel’s book. It will provide you with a roadmap to guide you through the real estate cycle, with a practical description of each of the four stages and the factors that affect each of them, what to do at each stage of the cycle (crutial for any investor, as everyone is affected by the cycle). You’ll be able to identify where we are in the cycle, and what will happen next. The book’s structure is brilliant, with a chapter devoted to each key stage of the cycle. You will come to understand why the law of economic rent has been hidden to you on purpose. For sure, The Secret Wealth Advantage will be your guide for the years to come. If you choose books that are worth re-reading, then Akhil’s book is for you. And if you think knowledge is expensive, try ignorance…but at your own risk.

A great work of insight into the nature of the business cycle and how to ride it to one's advantage
This book is a well written guide to mastering the business cycle for one's own profit. The secrets of the businesses cycle have been discoverer in the late 18th century and it is ties o the nature of well located land, the only 'factor of production' whose supply is inelastic. The neoclassical economic paradigm forces us to to see land as any other form.of capital, but due to its nature it must be treated as unique. Akhil Patel explains how this is the case and how it invariably leads to the business cycle which he observes follows an approximate 18.6 year cycle (discerned over the past 220 years or so). He builds on the work of Phil Anderson in his Secret Life of Real Estate and Banking which builds on the work of Fred Harrison who predicted the 2008 Crash, and ultimately on the work of the nineteenth century American economist, Henry George. The argument is compelling and very well researched. Akhil outlines a step by step guide on how to navigate the 18.6 year cycle to profit from it. However, the ideas in the book are truly disruptive and point to the possibility of effective government policies that promote economic growth driven by productive investment and fair taxation without the boom-bust cycle that devastates so many lives.
