I called the company and this is the least effective of the three sealants they make: H2O (this one) < Porous < Porous Plus. The benefit is that the H2O doesn't smell at all. But it's simply not effective and therefore not a good use of your time or money.I used this water-based sealant in a shower with unsealed slate tiles on the wall because of poor ventilation (this does not smell at all) and because some online sites said to use water-based sealants in showers (don't know why). I thoroughly cleaned the tiles and then applied this sealant twice, and waited 24 hours for it to cure. You could see the slate tiles trying to resist the water, and soak more slowly, but still get soaked nonetheless; the water would not bead up on the tile surface at all, and the slate still smelled 'earthy' after a shower.I subsequently ordered the Porous Plus and that thing works wonders. Seriously. Even if you have really poor ventilation like I did, the smell from the Porous Plus goes away after a couple of days if you keep some amount of airflow going, like a window in a neighboring room. I highly recommend going straight for the Porous Plus because this water-based one simply is not effective enough to protect your tile.

Very easy to apply and does wonders!
Great product. We bought a house 8 years ago and I couldn't figure out how to clean the grout (without hands and knees scrubbing) and keep it clean for a week (bathrooms and front foyer). After doing some research, it was either re grout (I don't know how to do that) or seal it. I didn't think that could be done. I assumed since they were bathroom floors, it would be forever slippery or shiny. Saw that this was one of the best products and figured I'd give it a try.After HEAVILY scrubbing the floors, I gave it a treatment. I did 2 to be on the safe side because it is a clear sealant and I wanted to make sure it worked. First I did the foyer since that is a smaller area. Then I did the 2 bathrooms. I still have the dining room to do, and another area, but I love it! The floors are still clean (grout wise) and when I mop I don't have to vigorously scrub like before. The application was a breeze and it dried quickly. I bought the applicator tray as well since I'm a newbie. If you know what you're doing, you can probably just use a brush or roller. I still have 1/4 of the bottle left and will purchase more when I can move the furniture to do my dining room. One picture shows the room in progress. The other picture is a month later. I could've regrouted the areas that are heavily stained, but that is a project for later down the road.

Get this if you want to recut all of your tile
Did not soak into tile. NOW IT WON'T COME OFF. Called customer service for the company that makes this product before using it. I was directed to apply this product over the basic sealant made by the same compay because this product reportedly was more appropriate for a kitchen backsplash. Now I have to recut all the tile. Not happy.

Tested to be the best on dark stone
Leed (low VOC) compliant. On Jet Mist granite initial install we are installing 2 light coats and getting even sheen with minimal buffing. Stone is polished mostly black with white clouds and grout is black (52 bathrooms and a lobby floor). No changes in sheen or color of grout, slight improvement in the contrast of dark and light on the stone. We switched to this product after trying 3 other recommended/specified products that failed for leaving an uneven finish in our mockup or did not meet low VOC requirements.
