Q: would this be a good tool to create door hangers for real estate?

Yes as long as the media is only thick paper. I purchased this product to use on thin polystyrene foam (egg cartons) and the medium was to think for the cutter which was disappointing.

Q: How thick can it punch?

I would say a couple sheets of cardstock is about as far as I would push it. If you punch things too thick it will jam up. I use mine for photo paper and a single layer cardstock most of the time. These hole punches are best suited for simi-stiff materials like paper any soft materials like fabric will jam it.

Q: Will this cut through fabric?

Most punches don’t cut well through fabric. I haven’t tried this, but if you can put the fabric between 2 sheets of card stock, you maybe able to cut it.
