This is a great book to read if you are just getting into Self Storage. It gives a great overview of what it will look like and the pitfalls to avoid along the way. It gives you the basic framework needed of understanding but you will need to do a lot more study to put the meat on the bones. If you begin listening to AJs podcasts and videos after reading this book your understanding of the Self Storage space and how to navigate it will grow in leaps and bounds.

This is a great book if you are interested in self storage, investing or small business. Being brand new to the industry, I learned so much and am now comfortable pursuing and evaluating my first deal to purchase a facility. The content the author has put in this book is very straightforward and easy to understand. He clearly is trying to help others and advance the industry as a whole. I love his mindset of abundance. There is also many good ideas in there, planting seeds to expand the business model to make it your own. It got me very excited to get started. The intro draws you in and I honestly couldn’t put it down- read it in 2 days!

Not only is the book well organized and easy to read, but it contains countless actionable items that you can apply to your self storage business immediately! It's refreshing to read an investing guide book that includes each and every step necessary to start investing Day 1. No gimmicks or additional purchases necessary. AJ speaks from experience and includes a wealth of information and examples in an easy-to-read guide made for anyone interested in investing in self storage. I would highly recommend this book to anyone interested in self storage investing!

Tons of very helpful information to help you achieve your goals. One of the key points once you start on your journey is always do your due diligence. Once you check out the facility and received all the financials verify for yourself that this information is true.

This book is a great overall guide that explains why self-storage is a great investment, then takes you through a step by step process of how get into the business and run a profitable facility It is well organized, concise, and only contains useful information, without any filler. I appreciate the fact that the author respects the readers time, while delivering actionable content.If you are investigating self storage for the first time or already own a facility you will benefit from reading and studying this book.The author is a veteran of the industry, who has been through multiple real estate cycles. From the first page, you can immediately tell that he is speaking from personal experience, and not a “guru” taking about it without any significant time the trenches.

Great book, and A.J. is excellent at what he does. Innovation and using new strategies, including A.I. in S.S., is fantastic.

AJ Osborne does a thorough job of providing the needed information to a person like myself looking to get into self storage. The reasons why self storage is a great investment, finding the right deal, reducing your risks, how to structure and finance the deal is all detailed.

It is a good book I f you are a Self Storage owner that want to expand the business. His method can work in any country (not only in the Us)

First hear about Aj on BiggerPockets, personally I am starting my real estate journey with single family and multi-unit rentals but I am looking at a storage facility in the future. Great book easy to follow

A great no-nonsence guide to self-storage, with principles which can be applied to other commercial property investment. The open and honest approach allows anyone to understand the process. Great book to accompany a great podcast.
