Great read and general insight what can be acheived - this coupled with Steven greens youtube channel gives you the confidence that anyone can start in property.If you search steven green you’ll find he’s done immense work for charity , been on all mainstream tv and newspapers and rich house poor house on channel 5 which is the best episode due to the end outcome!Watch the YouTube he is the most down to earth realist guy in the property world - but don’t let that fool you he is also razor sharp on numbers and business as is his partner gemma sharples who also has a best sellerEnjoy the book and watch the YouTube!

Better than I expected!
OK.This is a person from my local community. I found this book free from themselves, but bought two copies (one for a friend) because I believe in paying for the efforts of a product that someone else has put time into. Before reading the book, I had expressed an INTEREST on their media pages. Somewhere along the line I must have handed over my mobile number. I can only express I am not impressed with the HARD sell (read to the end). Early on I explained that thank you for offering to book me on one of your courses that I did not directly enquire about, cannot yet afford and also I had ill health that I had to focus on first. I have just received a text message from them: "[...]BOOK or to be removed from our database as to not waste yours or our time...". I would suggest their sucess has a large part due to hard sell. I could be wrong but I think their courses run into the £1000's, or you can get a 1000 likes for a place on the course. Another aspect is, I am absoultely not going to go rushing straight in without the appropriate amount of independent research and reflection first - rome wasn't built in a day, and decisions made wisely are the best decisions. Not those based on 'rush' and hard sell, most of us all realise that's a selling technique don't we? And we know the rush-rush-rush selling technique is just a hook...So, to give a genuine book review, keeping my bias to a minimum to the best of my ability, I shall review the book as I am reading for the first time here:1. first few pages quote actions of Arnold S, Richard Branson and Warren Buffet. I flick to the back of the book, can't see any references.Pg8. Do I feel 'short of time, work away, dead end job...' a few examples of why I would need this book/information. Actually, I'm surprised. No I don't identify with these reasons to continue. More on this later.Following pages: author's life and family reflection. I like those life connections when people post in the media etc.Pg 12. Reasons. Leverage, investment. Not enough is given here to explain the risks or ease to do such things. Examples are given on how much money is returned. Author later explains how he has flipped properties but my own experience is this comes with experience and knowledge - which is not mentioned on this page.Pg 14 Reasons. Compound effect. I guess paying mortages has a compound interest aspect, so does investment. Explanations given of the compound effect. I'm beginning to think this book is going to turn out to be motivational, I think it's going to give dangle the carrot, but you need a sack of money to join the course to get the actual pieces of information you need. Again, thats a selling method isn't it. (Keep reading to the end).Upto page 16. So far the read is inspirational, motivational, you can clearly see the author wants to share information with you. But so far it is stats and quotations with no references,no resources and life reflections.Chapter two, so far the best chapter. I'm a little knarked with the passive agressive suggestion that I am wasting my own time and theirs, but still chapter 2 talks about the author - that's an interesting story and I could read that all day long.Pg 24, some mention about changes in legislation. That's good to acknowledge that, some good examples. It would be good to share .Gov weblinks so people after reading the book can view the most upto date information. I also think giving a few resources along the way demonstrates the quality of any courses they offer. I think this book was written before the interest rate changes post covid, I'm hoping upcoming chapters will visit this. Oh yes it does. Well, it hilights the benefits of low interest rates, but just recently (since the book was written) interest rates are definitely on the up. I wonder if the author will visit the incidence of buying a property when interest is low, doing work on it, and then being stuck with it when interest rates are rising... (and lots of other pear shaped scenarios).Pg 35. If you respond to motivational talking this is definitely the book for you. I respond to references, statistics, legislation, and spreadsheets.Pg 41. This book is definitely imparting some wisdom now. Mentions property purchases and mortgage types. This is information I am already aware of, but a great piece of information.Pg 49. Information on tennants and examples... really good information. Although, I think it would be good to give information of a problem that came to a satisfactory end. I think it would be good to give a case study of a non-paying tenant that has been given every amount of respect etc, going to court, having them evicted, how the mortage was paid in the meantime (for those people who may only have one property - rome wasn't built in a day) etc.Pg 61. Deal sourcing...Ok. This book is far better than I was expecting. I can tell from my own knowledge and experiences that there is some good quality information in there - which I wasn't expecting to be delivered!It's a great book, an interesting read when you're not speed reading. For me specifically, at first I felt I needed more information with references etc. But, it actually gives you a good place to start. And I guess when you go along and meet them all, and join their courses, you will no doubt exceed. However, I do feel you need to be in a good place in life with good health and support network. I guess these people would be a good support network for your project, but I would suggest your life is in a good place so you can focus 100%I'm giving this book a 4/5. I want to give it a 3. But I guess it is more than motivational, does impart knowledge, but I am dropping a star for my experiences so far and a lack of external resources/further reading. I think this would give legitimacy to their statements.And to coin (no pun intended) the author's own words "create your own luck", I guess I am. I'm now an accountant: I'm already on the path, just a different one.

Can't recommend this book and Steven's training enough!
Brilliant little detailed guide on starting up and developing in property investing.Highlights for me were:Long, medium and short term investing.Having a vision before setting your goal.Preparation and opportunities.Steven talking about all the mistakes he has made and how not to make the same ones.Steven sharing his personal stories including family and other career journeys.HMO's.How to get started with no money particularly using bridging finance also highlighting mistakes and how not to make the same ones.Deal sourcing.Commercial to residential.Having met Steven only in the past month, mine and my family's life have already changed far more than we could have imagined.We knew absolutely NOTHING about property and we are already on our way to buying our first buy to let property and will be making money from day one due to purchasing the property BMV.We have our vision, goal and strategy all in place and have done this using the DISCIPLINE Model which we learnt on Steven's 3 day advance training course.We strongly recommend this book and Steven's training- not only will it guide you with easy to follow strategies to use when setting up your business, it can also, without a doubt improve all other areas of your life and provide with with a mindset that you have never had before.Thank you Steven.

Not a book I would recommend to a friend
I can see no real value with this book, it is simplistic and doe not offer enough detail.Much of what it contains should be commonsense.

Safe As Houses
Steven Green is an ex military family man who also happens to be a very successful Property Entrepreneur/Investor and Mentor and Coach. This is a fascinating and inspirational story of a man who refused to bow to circumstances and excuses and always found a solution to the most problems and challenges in both his early career and his business. Its a totally no nonsense and powerful guide. Steven talks about the various creative property investing strategies. I am on my 4th reading and I personally seem to learn something new each time. Definitely and highly recommended. JUST BUY IT!!!
